Amortização de Financiamento is a mortgage loan analysis toolkit that lets you estimate when a real estate financing debt from any bank will be paid off. With this calculator, you can reduce your debt either by reducing the term or the value of the installments. It's not just for real estate contracts, it also allows you to estimate the value of installments for any loan using the Constant Amortization System (SAC).

The calculator saves the last calculations made to facilitate new experiments, and the new installments (after simulating the reduction of the debt) are shown including the estimate of a new term. You can specify the interest rate monthly or annually, and simulate a single extra payment or repeating it periodically (monthly, quarterly, semi-annually, or annually). The calculator works for loans from any bank (Caixa, Santander, Bradesco, Itaú, Banco do Brasil, etc.), as long as they use the SAC table.
